Some agents have decided to supply Home Information Packs free of charge. To compensate for this, many agents will increase their sales fees to recoup the cost or simply claim ownership of the HIP.

If the agent increases their sales fees by half a percent to cover the cost of the HIP, you will pay an extra £500 plus VAT (£587.50) on every £100,000 your property achieves.

If the estate agent or HIP provider claim ownership of the HIP, it is likely that you will be required to pay a release fee if you decide to change agents. This can be as much as £500.
At Phillips Homes, we have a very simple solution. You can pay for your HIP up-front at a fixed cost of £229.10 plus VAT or you can pay £252.01 plus VAT in 6 months with no deposit required.
Either way, you own the HIP from day one and can take the HIP to another agent without a release fee. The only condition is that at the point of instructing the HIP, you must be a Phillips Homes customer.
Our HIPs are charged at the same price that we pay, so we are not cashing in with fees of £300 plus, and we still offer you complete flexibility.
